Manufactured home loan requirements

Every lender is different, but here's a general picture of what most specialty lenders look for.

Credit score
Most programs start at 580, with the best terms going to buyers with 660+. Some lenders will work with credit scores in the 500s, depending on the rest of your situation.
Down payment
Plan on 5–20% depending on the loan type. Chattel loans often require 5–10% down. Land-home loans typically want 10–20%. Some programs allow as little as 3.5% down for qualifying buyers.
Income and employment
Two years of employment history is the standard. Self-employed buyers can qualify too — you'll just need two years of tax returns instead of W-2s.
Debt-to-income ratio
Generally 43% or less, though some lenders go higher with strong compensating factors.
The home itself
New homes are easier to finance than older ones. Most lenders have age limits (often 20–30 years or newer). Manufactured homes need to be HUD-certified. Modular and prefab homes need to meet local building codes.
